The LTR Visa is Thailand's premium long-stay visa program, administered by the Thailand Board of Investment (BOI). 

The visa is issued for an initial 5-year period and is extendable for a further 5 years, giving holders up to 10 years of long-term residency status. It comes with multiple entry privileges built in (no separate re-entry permits required), a reduced reporting obligation of once per year instead of every 90 days, fast-track immigration lanes at Thai airports, and a tax exemption on income earned and remitted from overseas.

The program is structured around four distinct applicant categories:

1) The Wealthy Pensioner

2) The Wealthy Global Citizen

3) The Work-From-Thailand Professional

4) The Highly Skilled Professional

Importantly, whichever category a primary applicant qualifies under, they can include their legal spouse and children under 20 as dependants on the same LTR application, making this one of the most family-friendly long-stay visa options Thailand offers.

The four categories are structured around fundamentally different financial and professional profiles, so the right one depends almost entirely on your personal situation.

The Wealthy Pensioner category is for retirees aged 50 and above who can demonstrate qualifying passive income of at least USD $80,000 per year, or between USD $40,000 and USD $79,999 per year combined with a qualifying investment in Thailand of at least USD $250,000. This is the retirement-oriented LTR pathway.

The Wealthy Global Citizen category is for high-net-worth individuals who can show total global assets of at least USD $1,000,000 with a qualifying investment in Thailand of at least USD $500,000. There is no age requirement and no income requirement under this category. Qualification is based purely on asset positioning and Thai investment.

The Work-From-Thailand Professional category is for foreign nationals employed by large international companies who wish to work remotely from Thailand. It requires a 2-year average salary of at least USD $80,000 per year (or between USD $40,000 and USD $79,999 combined with an additional qualification such as a master's degree), plus a valid employment relationship with a qualifying employer.

The High-Skilled Professional category is for foreign nationals who are employed in Thailand by a private Thai company operating in a BOI-targeted industry, or by a Thai government agency, higher education institution, research institution, or specialized training institution. Like the Work-From-Thailand Professional category, it is built around income rather than assets. The income threshold is the same: at least USD $80,000 per year on average over the past two years, or between USD $40,000 and USD $79,999 per year with a supporting master's degree or higher in a science or technology field. The key distinction from the Work-From-Thailand Professional category is the employment context: Highly Skilled Professionals are working in Thailand for Thai organizations, rather than working remotely for overseas employers. 

During your eligibility assessment, Thailand Blueprint will identify which category fits your situation and whether any nuances in your financial profile, employment structure, or asset ownership could affect the outcome.

Every LTR category follows the same two-stage process, regardless of which category you are applying under.

Stage 1 is the Qualifications Endorsement Stage. This is where the BOI and relevant Thai government agencies review your application and supporting documents to determine whether you meet the underlying eligibility criteria for your chosen category. This is the most demanding and most important stage of the entire process. If your application is not endorsed here, it cannot proceed to issuance. The BOI's standard review period is up to 20 business days from submission, though this can be shorter with a well-prepared application or longer if additional documents are requested.

Stage 2 is the Medical Coverage and Final Issuance Stage. Once your qualifications are endorsed, you move to demonstrating acceptable medical coverage and resolving any remaining document requests. After that, your visa can be issued.

Issuance itself happens in one of two ways. You can have the visa stamped directly into your passport in person at the BOI's One-Stop Service Centre in Bangkok. Alternatively, the visa can be issued remotely as a PDF e-Visa through a Thai Embassy or Consulate abroad, which requires proof of your location in the country from which you are applying.

The government fee of 50,000 THB per applicant is paid at the point of issuance inside Thailand. If issued through an Embassy abroad, the fee is set locally and varies by Embassy / Consulate.

In terms of overall timeline, most Thailand Blueprint clients complete the full process within approximately 6 weeks from initial submission to visa in hand.

The Wealthy Pensioner category is built around passive income, not employment income or total net worth. The distinction between passive and active income is one of the most important things to understand upfront, because the BOI is strict about it. Passive income in this context includes pensions (government, military, disability, or company), rental income, dividends, realized capital gains from investment portfolios, annuities, royalties, bond interest, and certain government benefit income. It does not include salaries, director's fees, freelance income, or any form of active employment income.

There are two qualifying pathways. Under Pathway A, you need to demonstrate gross (pre-tax) passive income of at least USD $80,000 over the past 12 months or most recent tax year. Under Pathway B, you need to show gross passive income between USD $40,000 and USD $79,999 combined with a qualifying investment in Thailand of at least USD $250,000. That Thai investment can be in real estate, Thai government bonds, Thai company shares, or a combination of all three.

One thing that catches many applicants off-guard is how the BOI treats non-taxable income. If some or all of your passive income does not appear on a tax return because it is tax-exempt (for example, municipal bond interest, tax-free pension distributions, or disability benefits), it can still be counted, but you will need to provide separate supporting documentation such as award letters, account statements, distribution summaries, and bank statements showing the income being deposited. The BOI is looking for verifiable, clearly substantiated income regardless of whether it appears on a tax return.

Another critical point: all passive income is reviewed on a gross, pre-tax basis, not what remains after tax obligations. This is a very helpful fact for a large portion of applicants in terms of qualification. 

The Wealthy Global Citizen category does not have a passive income requirement. Instead, it is built around two parallel financial thresholds that both must be met: total global assets of at least USD $1,000,000 and a qualifying investment in Thailand of at least USD $500,000.

An important clarification on how these two requirements relate to each other: the USD $1,000,000 global asset requirement is a total figure that can include your Thai investment. It is NOT structured as "USD $500,000 in Thailand plus USD $1,000,000 elsewhere."

If you have USD $700,000 in Thai real estate and USD $400,000 in overseas investment portfolios, you satisfy both requirements simultaneously, because your Thai investment (USD $700,000) exceeds the USD $500,000 threshold and your total global assets (USD $1,100,000) exceed the USD $1,000,000 threshold.

The qualifying investment in Thailand can be made through real estate (condominiums, registered long-term leases, or construction on land), Thai government bonds with at least 5 years of remaining maturity, or investment in Thai companies (public, private, or venture capital). These categories can be combined to reach the USD $500,000 total.

For global assets, accepted categories include investment portfolios (equities, bonds, ETFs, mutual funds), cash deposits in personal bank accounts, and property ownership in Thailand or abroad. What is explicitly not accepted includes cryptocurrencies, tokens, gold futures, amulets, art, designer items, watches, and jewelry. If a significant portion of your net worth sits in any of these non-qualifying categories, they will not count toward the USD $1,000,000 threshold regardless of their value.

The financial attribution rules described in Q7 apply fully here as well. Joint ownership of any asset reduces its countable value by 50% for the primary applicant unless sole ownership can be clearly established.

Both the Wealthy Pensioner category (under Pathway B) and the Wealthy Global Citizen category require a qualifying investment in Thailand, though at different thresholds: USD $250,000 for the Wealthy Pensioner (under Pathway B) and USD $500,000 for the Wealthy Global Citizen. In both cases, the same three investment categories are accepted and can be combined to reach the required total.

Real estate is the most common pathway. For a condominium purchase, you need an official sale and purchase agreement from the Land Department (no older than six months) and a Condominium Ownership Certificate. For a registered long-term lease, you need the lease agreement from the Land Department, the land title deed (Chanote), and the lease must have at least 10 years of remaining term as of your application date. For a building or structure on leased land, you need the construction contract and the official building permit. In all cases, if the property is jointly owned with a spouse or any other person, only 50% of the property value counts toward your qualifying investment.

Thai government bonds are a clean and straightforward pathway, provided they are held in your own name and have at least 5 years of remaining maturity. You need an official certificate or statement from the Thai bank or broker clearly showing your name, the bond value, and the remaining maturity period. Joint ownership again reduces the countable value by 50%.

Investment in a Thai company is the third pathway. For publicly listed companies, you need a broker letter confirming share value and that you have held the shares for at least one year as of the application date. For private companies, you need the official shareholder list (Bor Or Jor 5) issued within the past three months and the company's most recent audited financial statements. For venture capital companies, the SEC-issued securities business license and the shareholder list are required. Joint ownership in any company investment structure reduces countable value by 50%.

All three categories can be combined, so if you have USD $150,000 in Thai real estate, USD $200,000 in government bonds, and USD $150,000 in a publicly listed Thai company, those combine to USD $500,000 and satisfy the Wealthy Global Citizen investment requirement for example. 

Financial attribution is arguably the single most common reason people who appear to qualify for the 4x LTR visa categories end up failing. It is worth understanding clearly before you start putting documents together.

The BOI requires that qualifying income and assets be clearly attributable to the primary applicant specifically, not to a couple jointly. If any of your supporting documents include a second person's name (most commonly a spouse), the BOI will treat that income or asset as shared and count only 50% of it toward the primary applicant's qualification.

This rule applies broadly. It affects jointly filed tax returns, joint bank accounts, jointly held investment portfolios, pension statements where both names appear, rental income documentation tied to jointly owned property, and real estate ownership documents where both spouses are listed as owners.

A concrete example makes this clear:

Suppose a husband is applying for a Wealthy Pensioner visa and his military pension pays USD $84,000 per year. On a joint tax return, this looks comfortably above the USD $80,000 threshold. But unless the husband can separately prove through a pension award letter or similar document, that the pension is solely his, the BOI will attribute only USD $42,000 to him as primary applicant. At that point, he no longer qualifies under Pathway A and would need to either restructure his documentation or explore Pathway B with a qualifying Thai investment.

The same 50% rule applies to global assets for the Wealthy Global Citizen category and to investment values under both categories if the property, bonds, or company shares are jointly owned with a spouse.

This does not mean married applicants cannot qualify. It means that the documentation must be structured in a way that clearly demonstrates individual ownership or sole attribution of the relevant income or assets. This is one of the most important things Thailand Blueprint assesses during the eligibility call, because it often determines the entire strategy of how an application is structured.

The Work-From-Thailand Professional category is the LTR pathway for foreign nationals employed by large international companies who want to live in Thailand while working remotely.

Qualification rests on three things that must all align: your personal income, your employment relationship, and your employer's size.

1) On Income: the relevant figure is your average total salary over the past two years, assessed on a gross (pre-tax) basis. If your 2-year average is at least USD $80,000 per year, you qualify under Pathway A. If your average falls between USD $40,000 and USD $79,999 per year, you qualify under Pathway B provided you can also demonstrate one additional qualification, which is either a master's degree or higher, full personal ownership of qualifying intellectual property, or evidence that you previously raised at least USD $1,000,000 in a Series A funding round.

The averaging logic is worth noting with an example. If you earned USD $72,000 in Year 1 and USD $92,000 in Year 2, your 2-year average is USD $82,000, which qualifies under Pathway A even though Year 1 alone would not have. Individual years below the threshold do not automatically disqualify you; what matters is the average.

2) On Employment: you need a valid employment contract clearly showing your role, your salary, and your start date. You also need a formal employment letter from your employer, dated as recently as possible and within the past two months, that explicitly states your current position, confirms permission for you to work remotely from Thailand, and confirms that you will not be conducting any business activities on behalf of your employer in Thailand. That last point is not optional wording. It is one of the most important lines in the document and missing or vague wording is a frequent cause of rejection.

3) On Employer Qualification: your employer must be publicly listed on a stock exchange, or have generated more than USD $50 million in total revenue over the past three years, or be a wholly owned subsidiary of a company that meets either of those criteria. If your employer does not qualify under one of these three conditions, the application fails regardless of your income.

Medical coverage is mandatory for every LTR Visa category without exception. It is assessed at Stage 2 of the process, after your qualifications have been endorsed. You cannot proceed to issuance without satisfying it.

There are three accepted ways to demonstrate medical coverage.

The first is a qualifying private health insurance policy that provides at least USD $50,000 of coverage for hospitalization and medical treatment in Thailand, with at least 10 months of remaining validity. The policy must be genuine health insurance; travel insurance and life insurance are explicitly not accepted.

The second is evidence of valid state social security or government health benefits that cover hospitalization and medical treatment in Thailand. This pathway may be relevant for applicants whose home-country public healthcare systems provide qualifying coverage inside Thailand.

The third is a cash deposit pathway, where you provide bank statements showing a minimum ending balance of USD $100,000 maintained in your account for each of the past 12 consecutive months. You cannot simply transfer USD $100,000 into an account at the time of application and use this method. The 12-month seasoning requirement is firm. If the account is jointly held with a spouse or partner, the threshold doubles to USD $200,000 as an ending balance each month for the same 12-month period, because the BOI attributes only 50% of a joint account's balance to each holder.

For dependant visa applicants, the cash deposit threshold is lower at USD $25,000 (or USD $50,000 for a joint account maintained over 12 months). 

As with all LTR documents, everything must be in Thai or English. Anything in another language must be professionally translated and notarized.

Yes, and this is one of the most meaningful practical advantages of the LTR program compared to traditional Thai visas. A primary LTR applicant can include their legal spouse and dependent children under the age of 20. 

Each dependant applies for their own LTR Dependant Visa, which is a derivative visa category. It is not independently qualifying. The dependant's eligibility flows entirely from the primary applicant, which means the primary applicant must reach full pre-approval before the dependant can be approved.

In the most common scenario, the primary applicant and the dependants submit their applications at the same time, but the primary applicant's file always tracks slightly ahead and must successfully complete both Stage 1 (Qualifications Endorsement) and Stage 2 (Medical Coverage) before the dependant can be approved. The primary applicant does not need to have the visa physically stamped in their passport yet, but those two stages must be fully complete.

For spouse applicants, the core document required is a marriage certificate, but there is meaningful nuance here. The BOI expects the marriage to be evidenced as current within the past six months. Since most married couples have been together far longer than that, the straightforward fix is to obtain an updated copy or extract of the marriage certificate from the relevant civil registry or government office. If that is not possible, the next best approach is to provide the original marriage certificate alongside a jointly filed tax return showing both names within a recent period. If neither of those works, Thailand Blueprint can work with you on legalization of the original certificate through the Thai Embassy system as a fallback option.

For child dependants, the required documentation varies depending on whether the child is a biological child (birth certificate), adopted child (birth certificate, adoption certificate, and court order), or stepchild (birth certificate, court order of adoption, and marriage certificate linking the child's biological parent to the primary applicant). Each dependant is subject to the same government issuance fee as the primary applicant.

The LTR program looks structured and rule-based on paper, but the practical reality is that the BOI's interpretation of documentation is far more nuanced than any published guideline suggests. There are several failure patterns that appear consistently across categories.

The most common single failure point across the Wealthy Pensioner and Wealthy Global Citizen categories is financial attribution. Applicants often appear to qualify on paper but fail once the BOI applies its 50% joint-ownership rule to jointly held accounts, jointly filed tax returns, or jointly owned property. This is something that must be caught and addressed before submission, not after.

For the Wealthy Pensioner category specifically, a closely related failure is using income sources that the BOI does not recognise as passive. A private annuity, a drawdown from an investment account, or income from a self-managed property company can all function like pension income in practice, but the BOI officers evaluating applications are trained to accept straightforward sources like Social Security or state pension payments most readily. Anything outside that pattern requires careful packaging, a clear explanatory letter, and matching bank statements.

For the Work-From-Thailand Professional category, the employer qualification requirement is a hard gate that catches many applicants by surprise. Even applicants with strong salaries and clean documentation can fail if their employer does not meet the publicly listed or USD $50 million revenue threshold. The employment letter wording is another frequent failure point: missing the explicit confirmation that the applicant will not conduct business in Thailand can result in rejection regardless of how strong everything else in the file looks.

Across all categories, poor document structure is a recurring problem. The BOI expects applications that are internally consistent, clearly labelled, and easy for officers to navigate. An application that contains the right documents in the wrong format, in an unclear order, or with gaps between sections creates unnecessary risk of delay or rejection.

Thailand Blueprint addresses all of this by pre-checking every document against real-world BOI standards before anything is submitted, structuring the application in the format officers expect to see, and tracking the application closely from submission through to issuance. The eligibility assessment call is the critical first step in this process, because it is where potential weaknesses are identified before money or time is committed.

This is an important practical question, particularly for the Wealthy Pensioner category. Not all passive income sources are taxable, and many jurisdictions treat certain income streams as tax-exempt. Common examples include disability benefits, municipal or government bond interest, tax-free retirement account distributions, and pension income from certain tax-exempt government programs.

If your passive income is non-taxable and therefore does not appear on your tax return, it can still be used to qualify, but you must prove it separately through other documentation. This means providing the original award letter or certification from the relevant program or institution, account statements showing the income being generated, distribution summaries where relevant, and bank statements showing the income being deposited into your personal account.

The core principle the BOI is applying here is verifiability. They are not requiring taxability. They are requiring that the income can be clearly substantiated through a coherent chain of evidence. What the BOI cannot work with is passive income that you can describe but cannot document in a clear and traceable way.

This is one of the reasons why the eligibility assessment call matters so much. The question of whether your income qualifies is almost always less about the amount and more about whether it can be proven in a format the BOI will accept.

Once your qualifications have been endorsed your medical coverage approved, and you are fully pre-approved for your LTR visa... you choose between two issuance paths, and the right one depends on your personal circumstances.

The first option is to have the visa stamped directly into your passport in person at the BOI's One-Stop Service Centre in Bangkok. Thailand Blueprint accompanies you to this appointment. The government fee of 50,000 THB per applicant is paid in cash on the day.

To give a sense of the range, the fee at the Royal Thai Embassy in Washington D.C. is USD $1,600, in Ottawa it is CAD $3,250, in London it is GBP £1,500, and in Berlin it is EUR €1,750. It's worth noting that issuance is done fully remotely and there is no need for you to physically visit the Thai Embassy or Consulate as part of this process. 

Both paths result in a fully valid LTR Visa. The choice is primarily one of logistics, timing, and personal preference, and Thailand Blueprint will help you identify which option makes the most sense for your situation during the issuance coordination stage.

LTR Visa holders are required to confirm their residential address with Thai Immigration once per year rather than every 90 days. This is one of the most appreciated practical benefits of the LTR compared to many traditional visas, where 90-day reporting is a recurring logistical obligation.

In practice, many LTR holders never end up formally filing an annual report at all. This is because the reporting clock resets every time you re-enter Thailand. Each re-entry stamp in your passport starts a new 12-month period. So if you travel abroad at any point during the year and return to Thailand, your next reporting deadline is 12 months from the date of that re-entry, not from any prior report date. For people who travel even once or twice a year, the clock is constantly being pushed forward and a formal report filing rarely becomes necessary.

An example makes this clear. Suppose your annual report is due on March 1st. You take a trip to Japan in January and return to Thailand on January 20th. Your reporting clock has now reset to January 20th, making your next due date January 20th of the following year. If you travel again before then, it resets again. For frequent travellers, this cycle continues indefinitely.

Yes. It is possible to convert to an LTR Visa from a range of existing visa statuses, including a Non-Immigrant 'O', Non-Immigrant 'B', or 'ED' Visa, a DTV Visa, and even from Visa Exemption status. The BOI application itself is submitted remotely regardless of your current immigration status, so the process can begin from wherever you are.

The main practical consideration for applicants already in Thailand is the issuance step. If you want to have your LTR Visa stamped into your passport at the BOI in Bangkok, you need to be physically in Thailand and provide your most recent entry stamp and TDAC slip. This is not a barrier for most people already living in Thailand, but it does require being present for the appointment.

One additional point worth knowing: if you are already in Thailand on a long-term visa and have been filing 90-day reports, you may be asked to provide your most recent TM.47 90-day report as part of your LTR application documentation, to establish your current immigration position clearly.

For the Wealthy Pensioner and Wealthy Global Citizen categories in particular, the financial attribution question is often the most important thing to work through on that first call, because it determines whether your stated income or assets actually clear the qualification threshold once the BOI's joint-ownership rules are applied.
