The Long-Term Resident (LTR) Visa is applied for entirely online through the Thailand Board of Investment (BOI). You begin by registering an account in the BOI system and submitting your application for your chosen category, along with all supporting documents for qualifications endorsement.

If you are applying with a spouse or dependents, the main applicant must create their account first, obtain a document number, and then approve each dependent’s linked application after they submit.

Once your application is submitted, BOI officers review the documents and forward them to the relevant government agencies such as Immigration or the Ministry of Labor for endorsement. This stage usually takes around 20 working days, though it can take longer if additional documents are requested.

If your qualifications are pre-approved, you will then be asked to provide proof of medical coverage in Thailand (valid insurance policy or evidence of at least USD $100,000 available in your bank account)

On a case-by-case basis, you may also be asked to provide:

• A police clearance certificate
• Any other specific evidence requested by BOI or Immigration

After final approval, you will receive an endorsement letter and can schedule your appointment to collect the visa at either:

• A Thai Embassy or Consulate abroad
• The BOI’s One Stop Service Center in Bangkok

At your appointment, you pay the government fee and receive your first 5-year LTR visa.

Wealthy Global Citizen

1. You must show at least USD $1 million in assets in your name
   • Accepted proof: Cash deposits, personal bank accounts, listed securities, and real estate property
   • Not accepted proof: Cryptocurrencies, tokens, gold futures, or collectibles such as amulets, watches, designer items, or artwork
2. In addition, you must invest at least USD $500,000 in Thailand in your own name
   • This can be in Thai government bonds with at least five years’ maturity OR:
   • Thai company shares (with proof via shareholder lists and audited financials, or for public companies, a broker’s letter confirming ownership of SET-listed companies) OR:
   • Thai property, such as freehold condominiums with official ownership deeds or leasehold property registered at the Land Department

Please note that investment proof is highly specific. Bond maturity, shareholding history, and property documents must meet exact standards. Small errors often cause rejections.

Wealthy Pensioner

1. Applicants must be at least 50 years old and show at least USD $80,000 per year in passive income
   • Accepted sources include pensions, dividends, rental income, royalties, and interest
   • Income from active employment or self-employment such as salaries, director’s fees, or benefits is not accepted
2. If your annual passive income is between USD $40,000 and USD $79,999, you must also invest USD $250,000 in Thai assets. The accepted investment types are the same as listed above: Thai government bonds, Thai Companies, or Thai property documented through Land Department ownership papers

Please note that passive income must normally be proven with official tax returns or pension statements. In some cases, it can be shown without a tax return, but only if you provide explanatory letters together with matching bank statements clearly showing the deposits. This process is unusual and must be packaged carefully, as even small gaps often lead to rejection.

Work-From-Thailand Professional

1. You must be employed by a non-Thai company
2. Your employer must either be:
   • Publicly listed OR: 
   • Have more than USD $50 million in annual revenue over the past three years OR:
   • Be a wholly owned subsidiary of a company meeting those criteria
3. You must also show that you earned at least USD $80,000 per year in salary for the past two years. Proof is typically provided through official employment contracts, recent payslips, and corresponding tax returns

Highly Skilled Professional

1. You must work in a BOI-targeted industry in Thailand, or for a Thai higher-education institute, research center, or government agency
2. The income requirement is at least USD $80,000 per year in salary over the past two years
   • If your income is between USD $40,000 and USD $79,999, you may still qualify if you hold a master’s degree or higher in a relevant science or technology field OR:
   • If you are employed by a Thai government institution, state enterprise, or higher-education institute
3. Proof generally includes employment contracts, employer certification, and official tax returns

The Long-Term Resident (LTR) Visa combines long-term stability with unique privileges not available under most other Thai visas.

The official government fee for the LTR Visa is 50,000 THB per approved applicant when the visa is collected inside Thailand at the BOI’s One Stop Service Center.

If you collect your visa outside Thailand through a Thai Embassy or Consulate, the fee is set locally and can be considerably higher. For example:

For Example: If you're approved for an LTR Visa and your spouse and child are approved as dependents, then your total government fees would be 150,000 THB if you were to have the visas issued to you inside of Thailand.

Yes. The LTR Visa allows you to include your spouse and children under 20 years old as dependents, with a maximum of four dependents per main applicant. A spouse is counted as one dependent.

Each dependent must submit a separate application linked to the main applicant’s BOI account. Once the dependent submits their application, the main applicant must log in and approve the link so that all applications are connected.

Dependents receive the same 10-year visa validity (issued in two 5-year periods) as the main applicant, and each dependent is subject to the same government fee as the main applicant (50,000 THB if issued in Thailand, or the locally set fee if issued abroad).

Yes, but not nearly as often as with other visas. LTR holders only need to confirm their residential address once per year instead of every 90 days.

In practice, most LTR holders never end up reporting at all. That’s because every time you leave and re-enter Thailand, your re-entry stamp automatically resets the one-year reporting clock. So if you travel abroad even once a year, your next report date is pushed forward another full year.

For example: if your report is due January 1st, but you take a trip in June and re-enter on June 15th, your next report is then due the following June 15th, not January.

This makes the LTR one of the easiest visas in Thailand to maintain. 

Yes. In many cases, you can convert to the LTR Visa from a Non-Immigrant 'O', 'B', or 'ED' Visa while in Thailand. You can also convert from a DTV Visa or even Visa Exemption status to an LTR Visa if you qualify for the program. Officers are generally trained to accept only the simplest, most conventional proofs such as Social Security or state pension payments. Anything outside that mold requires careful explanation and additional documentation.
