My husband and I used Thailand Blueprint and they were superb. Our apprehension moving to another country at a more mature age was lessened knowing every aspect of our visa was being handled. They put our mind at ease and for this we will be forever grateful.
Excellent visa application experience. Mr. Wat provided prompt, efficient service with great attention to detail which made the process of obtaining the LTR visa very straight forward. Recommend Wat and the Thailand Blueprint team highly.
A huge thanks to Wat and Adam for their excellent service in helping me to obtain my LTR visa. I feel assured with the prompt updates and guidance for every step of the entire process. They are friendly, professional and assuring. Strongly recommend their service.
Before you start
Why do LTR Visa applications break down?
You can secure this visa yourself, and some people do. Six things reliably trip people up: passive income confusion, non-taxable income constraints, investment pitfalls, attribution issues, dependent paperwork, and the wrong issuance pathway.
Passive income confusion
Legitimate pensions are straightforward, but rental income, dividends, annuities, interest income and beyond are often challenged unless they show up cleanly on tax returns or as bank deposits.
Non-taxable income constraints
Many modern income sources do not appear neatly on a tax return. These cases require carefully written explanation letters and matched bank statements to be accepted.
Investment pitfalls
Only narrow formats are accepted. Bonds must have five years’ maturity, SET-listed shares require broker certification, and real estate structuring in particular causes major problems.
Attribution issues
The BOI counts only half of jointly held income or assets toward the primary applicant unless attribution is clearly structured and evidenced.
Dependent paperwork
Spouse and children can be added, but supporting documentation such as marriage and birth certificates must be recent, translated and legalised. Outdated documents are a common cause of delay.
The wrong issuance pathway
The visa can be issued via Immigration at the BOI in Bangkok or at a Thai embassy or Consulate abroad. The fee and process differs, and picking the wrong one for your situation causes unnecessary pain.
How we work
How does Thailand Blueprint simplify the process?
We build applications against the written and unwritten requirements of Thai Embassies, Consulates, Board of Investment, and Immigration. We then sequence every step in the right order and execute the entire process. Everything is tracked and organized in our secure client portal (opens in a new tab).
Step by step
How long does this take, and what do you have to do?
Seven steps, in order, with the elapsed time for each and a plain division of labour. The middle column is everything you personally have to do. Read down it on its own if that is the question you came with.
Step 1: Eligibility assessment
- When
- Before anything is paidfrom engagement
- You
- Answer questions about your income, your assets and who is coming with you.
- Thailand Blueprint Team
- Work out which of the four LTR categories you actually qualify under, and whether your income is documented in a way the BOI will accept.
Step 2: Client portal setup
- When
- Day 1from engagement
- You
- Upload your income evidence whether that's tax returns or bank statements with source of funds evidence.
- Thailand Blueprint Team
- Set you up in the portal and tell you early which documents will not survive BOI review, while there is still time to fix them.
Step 3: Application package preparation
- When
- Before submissionfrom engagement
- You
- Supply anything we flag as missing, and explanation letters where income does not appear on a tax return.
- Thailand Blueprint Team
- Structure the whole application package the way BOI officers read it. Most refusals are about a package that cannot be interpreted cleanly. We make sure this doesn't happen for our clients.
Step 4: Submission and qualification endorsement
- When
- Up to 20 business daysfrom BOI submission
- You
- Nothing, unless the BOI asks for something specific. We handle the correspondence.
- Thailand Blueprint Team
- Submit through the BOI system, track it, and answer document requests as they come rather than letting them queue.
Relocation Roadmap & Bangkok Rental Service
Bolt-on relocation service. You can add it or leave it.
Step 5: Medical coverage and final approval
- When
- After endorsementfrom BOI submission
- You
- Put the medical coverage in place to the threshold we confirm.
- Thailand Blueprint Team
- Check the policy meets the BOI's format before it is submitted, and get final approval granted.
Step 6: Issuance appointment
- When
- After approvalfrom BOI submission
- You
- Attend the appointment. In Bangkok we come with you.
- Thailand Blueprint Team
- Book the appointment at the BOI or at the right Thai embassy or consulate, and prepare you for exactly what happens as part of the issuance process.
Step 7: Visa issued
- When
- On the dayfrom BOI submission
- You
- Pay the government issuance fee — THB 50,000 at the BOI, or the embassy's own fee abroad.
- Thailand Blueprint Team
- See through that your LTR visa is issued and send through your post-approval maintenance package.

Client stories
What do our clients say?
Wat made our relocation a breeze. Relocated from Australia for early retirement and encountered no issues with banking or visa processing. We also used a suggested real estate agent and are super happy with property we're in. Would highly recommend.
The dedication and service provided was outstanding. They delivered on every commitment made. Being an older couple retiring in Thailand I cannot imagine trying to navigate the immigration and related processes without their expert guidance.
Exceptional Service. I couldn't be more impressed and satisfied with the professionalism, communication and service I received in dealing with the Thailand Blueprint for my Visa needs. Would definitely recommend them for a legitimate, no nonsense approach to your Visa needs.

Your client portal
What happens after your visa is approved?
Every client keeps the portal after approval, at no further cost. The LTR is unusually light on obligations — no 90-day reports, and annual reporting that resets every time you re-enter Thailand, so most holders never file at all. But, the portal is where your documents live on an ongoing basis for your easy access.
“We always knew where we were at because of their online portal. We will continue to use them for our renewals and extensions.”
“Thai visa regulations are excessively complicated and can change without notice. These guys get the job done, complete pro game.”
Answers
What else do people ask about this visa?
What are the financial requirements for the Wealthy Global Citizen category?
The Wealthy Global Citizen category does not have a passive income requirement. Instead, it is built around two parallel financial thresholds that both must be met: total global assets of at least USD $1,000,000 and a qualifying investment in Thailand of at least USD $500,000.
Read the full answerWhat does “qualifying investment in Thailand” mean, and what are the accepted forms?
Both the Wealthy Pensioner category (under Pathway B) and the Wealthy Global Citizen category require a qualifying investment in Thailand, though at different thresholds: USD $250,000 for the Wealthy Pensioner (under Pathway B) and USD $500,000 for the Wealthy Global Citizen. In both cases, the same three investment categories are accepted and can be combined to reach the required total.

Financial attribution is arguably the single most common reason people who appear to qualify for the 4x LTR visa categories end up failing. It is worth understanding clearly before you start putting documents together.

The Work-From-Thailand Professional category is the LTR pathway for foreign nationals employed by large international companies who want to live in Thailand while working remotely.
Read the full answerWhat is the medical coverage requirement and how can it be satisfied?
Medical coverage is mandatory for every LTR Visa category without exception. It is assessed at Stage 2 of the process, after your qualifications have been endorsed. You cannot proceed to issuance without satisfying it.
